Sunnydale

It's community first at Sunnydale in San Francisco

Related California and Mercy Housing are transforming the 50-acre Sunnydale-Velasco public housing community into a vibrant, integrated neighborhood. 

The Hub, a breathtaking 30,000 square foot state-of-the-art community center, is open with a teaching kitchen, study areas, library, and a recording studio. The Hub houses a new clubhouse for the Boys & Girls Clubs of San Francisco and an early childhood education center operated by Wu Yee Children’s Services. In 2026, a new 11,500 square foot gym will be built next to The Hub, encouraging a sense of community, activity, and shared joy.

Amani and Nia are two new mixed-use buildings comprising 170 affordable units and 25,000 square feet of community-serving ground floor space. This includes an SF Department of Health-run wellness center, a shared working space for four nonprofits, and a second early childhood education center operated by Felton Institute, along with retail opportunities for neighborhood businesses selling fresh food, including tamales and coffee.

Rose Hill Courts

Located in the El Sereno neighborhood of northeast Los Angeles, Rose Hill Courts is the redevelopment of an existing 100-unit public housing project originally constructed in 1942 by the Housing Authority of the City of Los Angeles (HACLA). Through an RFQ process, HACLA selected Related California as their development partner to redevelop the aging site into 185 multifamily units, 174 parking spaces and a management office and community building.

Belaira

Located in the master planned community of Great Park Neighborhoods, Belaira is the third affordable family community developed in collaboration with FivePoint, Riverside Charitable and Related California, and Related’s sixth affordable development in the Great Park Neighborhoods.  The 144-unit apartment community for low-income families is situated on 6.45 acres in the Solis Park neighborhood.

Lantern Terrace

Located on a City-owned surface parking lot in Alhambra's Downtown District and adjacent to a City-owned parking structure, Lantern Terrace is a 44-unit, affordable housing development. Fifty percent of the units are designated for low-income individuals and families, while the remaining units are set aside for formerly homeless individuals and families, as well as at-risk Transition Age Youth.

The Crossroads at Washington

The Crossroads at Washington is a public-private partnership with A Community of Friends (ACOF), the City of Santa Ana, and the County of Orange.

Aldea at Glisan Landing

Located in the Montavilla neighborhood of Portland, on a 1.65-acre site originally purchased by Metro, Glisan Landing is 137 units of affordable family and permanent supportive housing across two buildings. A public-private partnership with Related Northwest, Immigrant and Refugee Community Organization (IRCO), Metro and Catholic Charities of Oregon, Glisan Landing provides affordable and supportive housing for low-income households with a range of incomes from 30% to 60% Area Median Income (AMI) with onsite amenities, resident services and employment opportunities.

Amani

As part of the multi-phase Sunnydale HOPE SF revitalization effort, Related California and Mercy Housing California, in collaboration with the Mayor’s Office of Housing and Community Development (MOHCD) and San Francisco Housing Authority (SFHA), are transforming the Sunnydale-Velasco public housing community into a vibrant mixed-income neighborhood. The 50-acre site of existing public housing and infrastructure is being revitalized into approximately 1,700 new affordable and market rate homes. 

Sugar Pine Village

Related California, in partnership with Saint Joseph Community Land Trust, will develop a 248-unit affordable family development spread over four phases in South Lake Tahoe. The parcels were awarded to the partnership via a competitive RFQ/P selection undertaken by the State of California as part of Governor Newsom's Executive Order to build affordable housing on state-owned excess sites throughout the state of California.  Sugar Pine Village is the first competitively awarded project under the Executive Order and the first to commence construction.

Meridian

Located on a 1.44-acre, city-owned site at the northwest corner of W. Iowa and S. Mathilda Avenues in downtown Sunnyvale, Meridian is a 90-unit, affordable family development for low-income households with an income range from 30 percent to 80 percent Area Median Income (AMI), addressing the pressing need for affordable housing within the City of Sunnyvale.

Glendon

Located in the Oak Park neighborhood of Sacramento, Glendon offers 43 units of affordable senior housing serving seniors age 62 and older with incomes between 30% and 60% Area Median Income (AMI). Twelve of the 43 units will serve homeless seniors whose rent will be subsidized through a project-based rental assistance contract. 

Terrace Glen Apartments

Located on a 2.88-acre parcel in the heart of the Metzger neighborhood in the Washington Square District, Terrace Glen Apartments is an affordable, intergenerational development with 144 apartments for low and very low-income families and seniors.
