Related California launches leasing at Fifteen Fifty, a bold new residential building in San Francisco

An instant landmark, Fifteen Fifty rises 400 feet in San Francisco’s dynamic new Van Mission neighborhood with one acre of unrivaled amenities, iconic architecture and thoughtful design. Fifteen Fifty to feature modern residences, Equinox Van Mission Fitness Club, Bar Agricole and a compelling art collection by Jessica Silverman Gallery.

Related California, the West Coast affiliate of the nation’s most prominent privately-owned real estate firm, Related Companies, today announces the launch of leasing for Fifteen Fifty in San Francisco. Rising 400 feet into the San Francisco skyline, Fifteen Fifty is situated in one of the city’s most central locations and poised to become an instant landmark. Offering 550 residences ranging in size from studios to one-, two- and three-bedrooms, as well as an elegant penthouse collection, Fifteen Fifty will also be home to the highly anticipated 32,000-square-foot Equinox Van Mission Fitness Club and the new location of Bar Agricole, the beloved James Beard Award-winning contemporary tavern.

Featuring 40,000 square feet of thoughtfully designed amenities, including a 12,000-square-foot private park, Fifteen Fifty offers residents an inspired lifestyle anchored in the dynamic new neighborhood of Van Mission, located at the nexus of San Francisco’s treasured neighborhoods of Hayes Valley, the Mission and SoMa. Timeless exterior design by world-renowned Skidmore, Owings & Merrill (SOM), combined with artistically curated interiors and landscaping by AD100 design firm Marmol Radziner, bring the visionary building to life.

“The development of Fifteen Fifty has been a collaborative effort amongst some of the best designers, architects and builders in the world, and we believe we have created a new benchmark for residential living in San Francisco that will serve as a gateway to the Van Mission neighborhood,” said Matthew Witte, principal of Related California.

Joe Walsh, vice president of Related California, continued, “There has been a focus on quality, thoughtfully designed spaces and a special attention to detail across the project. Fifteen Fifty delivers a unique combination of a central location, expansive indoor and outdoor amenities, a new Equinox and a great new restaurant in Bar Agricole all living under one roof.”

Iconic Architecture & Artistic Design
The tallest structure in the neighborhood, Fifteen Fifty’s cascading setbacks create the illusion of a luminous 40-story glass waterfall. Conceived by SOM, one of the most influential architecture firms in the world, Fifteen Fifty features natural light that seamlessly weaves into the building starting with the base, where a sculptural, three-dimensional canopy creates a dynamic frame to capture the changing light patterns floating above the storefronts and residential entry. The horizon line of the entryway has bronze and wood details with limestone. Fifteen Fifty anticipates LEED Gold certification.

The building’s Marmol Radziner-designed interiors offer dramatic yet warm spaces that reflect the cool, individualistic aesthetic and personality of San Francisco. The light-filled double-height lobby with a 24/7 concierge and thoughtfully curated art and design establishes Fifteen Fifty’s welcoming atmosphere the moment you arrive. Lobby highlights include Verde Acquarello stone floors, blackened steel walls and a statement-making Icelandic white marble faceted reception desk. A commissioned wall installation by artist Julian Hoeber, comprised of 50 separate three-dimensional panels, makes an immediate impression.

Designed to be statements in the sky, the residences incorporate materials and finishes that are both modern and timeless, with handcrafted hardware, fumed-oak flooring, precision millwork and steel-framed windows, all accentuated by breathtaking panoramic views. The bespoke amenities are intended to be an extension of the home for discerning residents who want a space that is beautifully designed and boasts thoughtfully selected furniture and highlights that include mural tiled walls by Heath Ceramics.

One Acre of Unrivaled Amenities & On-Site Services
The expansive suite of indoor and outdoor amenities spans across 40,000 square feet throughout four floors—among the most of any residential building in the Bay Area—with a focus on design, entertainment, health and wellness:

  • Exclusive, residents-only park: Residents will have access to a tranquil 12,000-square-foot private park, featuring lush landscaping, incredible sunlight and ample opportunities for both social activations and relaxation. Designed by Architectural Digest Top 100 Designer Marmol Radziner.
  • Dog-friendly amenities: An impressive 5,600-square-foot outdoor landscaped dog run sits on the 5th floor, combined with a dog grooming facility and coordinated doggy day care amenities.
  • Rooftop pool deck: The 11th floor rooftop pool deck is a striking space for residents to swim, sunbathe and socialize, set against a picturesque backdrop of the city and Bay. In addition to its south-facing pool, features include a hot tub, barbecue grill, heat lamps and a pool house.
  • Indoor amenities: A library lounge provides comfortable work areas and reservable conference rooms. Other spaces include a fitness center and yoga room, private screening room and a sports lounge with multiple big-screen monitors, a custom-designed Parsons pool table and bar with a kegerator, making it an ideal setting for viewing parties.
  • Penthouse club: Rising 40 stories high, the penthouse club is a private retreat perfect for entertaining with a terrace and panoramic views of San Francisco that span from the Golden Gate Bridge to the Bay Bridge.
  • Unparalleled services: On-site services will include a 24/7 attended lobby, a 24/7 valet parking inclusive of electric vehicle stalls, Life Simplified by Related and Hello Alfred, bike storage, complimentary Wi-Fi in all communal areas and package rooms with refrigerated storage for deliveries.

Equinox Fitness Club
Residents will also enjoy a private entrance to the soon-to-open 32,000-square-foot Equinox Van Mission Fitness Club.

Bar Agricole
Notably, Fifteen Fifty will also be the new home to San Francisco gem, Bar Agricole, which won Outstanding Restaurant Design as well as last year’s Outstanding Bar Program by the prestigious James Beard Foundation Awards. Its new iteration, a 5,000-square-foot space with interiors designed by Snøhetta, will be a significant spirits hub for education, tasting, retail and celebration. When it opened in 2010, Bar Agricole pioneered the category of a destination bar that serves notable food, and the new location will continue with this tradition serving a “seasonal Northern California tavern menu” centered around a wood-burning oven and grill.

Residents of Fifteen Fifty will have premier access to a customized spirits and wine club in addition to exclusive access to food delivery upstairs to their homes. Adjacent to Bar Agricole’s main venue, there will be a small retail space specializing in artisan and single-origin spirits produced under the Bar Agricole imprint as well as notable finds imported from various global research trips.

Modern Yet Classic Residences
With interiors by Architectural Digest Top 100 design firm Marmol Radziner, the residences embody a rare artistry that combines with sweeping views to set a significantly higher standard of living in San Francisco. The curated mix of materials and finishes is forward-facing yet timelessly classic, with handcrafted hardware, fumed-oak flooring, precision millwork, steel-framed windows and sophisticated color palettes. The light-filled, open plan designs create rich, inviting environments.

Open kitchens boast custom grey oak cabinetry, polished white Caesarstone countertops with Italian Calacatta Caldia marble backsplashes and Bosch stainless steel smart appliances with Home Connect™ technology. Rich bathrooms showcase grey oak vanities adorned with matte black hardware, custom medicine cabinets with integral lighting and winter cloud marble countertops and glass-enclosed showers/tub surrounds.

Lush Landscape & Living Wall
With an emphasis on creating an indoor-outdoor sanctuary for residents, the Marmol Radziner-designed landscaping interweaves with the interior spaces and looks striking from every angle, including the bird’s-eye view from the apartments. Amenity decks are planted with a vibrant palette of native and Mediterranean species. A captivating live oak tree serves as a focal point of the private park, complemented by groves of birch trees set in gravel, zinc water features and multiple seating areas with outdoor fire pits. Adjacent to the lobby entrance will be a dynamic living green wall, created by David Brenner, founder and lead designer of Habitat Horticulture, who is responsible for the dramatic installations at SFMOMA and Salesforce Tower.

Artistic Expression
Expertly curated by Jessica Silverman of Jessica Silverman Gallery, the diverse art collection at Fifteen Fifty mixes local and international artists whose work addresses the interconnected dynamics of art and architecture. Highlights include Shannon Finley’s Floating Points, 2019, a 15-foot matte-black stainless steel sculpture that occupies a prominent position along Fifteen Fifty’s Mission Street side; Julian Hoeber’s Execution Changes #95A & #95B (CS, Q1, URJ, DC, Q2, LLJ, DC, Q3, LLJ, DC, Q4, URJ, DC), 2018, a commissioned wall-mounted installation that transforms the lobby; and Catherine Wagner’s Wave Echo, 2014, a sculpture by the San Francisco-based artist featuring a 36-foot perforated metal screen with LED lights.

A Dynamic New Neighborhood
Fifteen Fifty is the focal point of Van Mission, a dynamic new destination. This prime location gives residents access to the city’s best cultural, entertainment, shopping and culinary experiences. Centrally located at the corner of Van Ness and Mission, Fifteen Fifty is also a short walk to BART and Muni, providing easy access to transportation for professionals working anywhere in the city or commuting to the East Bay or Silicon Valley.
